Do you need a permit to replace a water heater in NJ?

Yes, all towns in New Jersey require a plumbing permit. Replacement of this equipment is not for DIY'ers.  Hot water heaters are the intersection of gas, water, and electricity. Executed incorrectly, they can be extremely dangerous pieces of equipment. As a company that has seen the aftermath of these types of DIY projects, we urge you to make sure that a professional plumber completes the replacement.

What is the life expectancy of a new water heater in NJ?

A typical tank-type water heater lasts 8 to 12 years. An anode rod inside the tank protects the interior lining by attracting all corrosive particles to itself through a process known as electrolysis. When the rod corrodes to the point where it can no longer perform its function, the particles settle to the bottom of the water tank, where they may eventually destroy the lining. When corrosion begins inside the tank, the water heater has reached the end of its useful life.

What are the most common problems with water heaters in NJ?

Water temperature problems are among the most common issues with water heaters. Here are three water temperature issues, along with their likely causes and solutions:

Water is cold - A lack of power, a faulty thermostat, or a faulty heating element are the most common causes of cold water. Begin by ruling out power as a possible suspect by resetting tripped circuit breakers and replacing blown fuses. Next, make sure the power switches are turned on and the power indicators are lit. Finally, make sure the thermostat is receiving power.

Water is warm but not warm enough-The cause of warm but insufficiently hot water could be a small water heater, crossed hot and cold connections, a broken heating element, or a malfunctioning thermostat. A crossed connection can be ruled out by shutting off the water supply and turning on a hot water faucet; if water still flows, you may have a crossed connection. A professional should also check the thermostat for the heating elements and gauge the appropriate size of your water heater, among other things.
