Summary: Performed preventative maintenance for a aire-flo heat pump. Observed the system starting normally. Blower motor amp draw is 2.1. The heat coils are in good condition. Supply temp is 160 and still rising. Checked all electrical components needed for heating. 3 Zone electronic zone dampers with zone controller are working as designed. Witnessed system run a defrost cycle which proves sensor and defrost works as designed. Replaced the space guard 501 air filter. Recommend updating the air cleaner due to filter frame in poor shape. Parts on the filter housing were broken and the design is outdated. Attached will be an estimate for new media air cleaner. Checked the heat pump unit. Heat pump is free of any buildup on the coils. Amp draws are 9.4Amfor the compressor and .8Amfor the fan. Refrigerant pressures are within normal range. The system is operating properly at this time.

Performed preventative maintenance for high efficiency furnace. Cleaned the burners, flame sensor and burner compartment. Inspected all the electrical components. Customer replaced the Merv 11 air filter. Confirmed proper high and low voltages. Tested the amp draw for the blower and inducer. Both are operating within the manufacturer specs. Made sure all tubing was clear from the pressure switch and collector box. This furnace runs on LP gas. Performed a humidifier service on an Aprilaire bypass humidifier. Replaced the #35 water panel. M#TM9V120D20MP11CA s#W1B8571107. Did a maintenance on a gas furnace. During the maintenance I clean the flame sensor. Also did a combustion analyzer test test the CO level was seven and the O2 level was 18.2 also cleaned out the burner rack and the blower motor housing. Also did an Amp on the inducer motor and the blower motor which both meet the furnace specs.. customer switched out 20 x 25 x 1 filter. System is operating properly at this point. M#GMEC800603BN s#1911054361 did a maintenance only Goodman gas furnace During the maintenance I clean the flame sensor. Also cleaned out the burner box and the blower motor housing is a combustion analyzer test which check the system is only 2 years old. Also did an amp check on the inducer motor and blower motor. And also changed out the customer supplied 14 x 30 x 1 filter.

Do the maintenance on a heat pump. During the maintenance I made sure that the drain lines were clear and draining properly. Also checked temperatures and pressures outside by the condenser and everything checked out. Did an amp reading on the heat pack to ensure that it is working. Customer swap filter. Performed preventative maintenance for a Goodman heat pump system model #GSZ160361BD, serial #2011712120. The evaporator coil’s are clean and in good condition. Tested the drain pan, drain line and condensate pump with several cups of hot water to ensure that there are no leaks or clogs in the system. Replaced the Merv11 air filter size 16x25x5 (chud supplied). Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. The blower motor amp draw is at 3.1. The temperature split is at a 19. The condenser coils are clean and in good condition. The condenser amp draws are 8.7 for the compressor and .67 for the fan. The refrigerant pressures are within normal range for the temperature outside today. The system is operating properly at this time.

Performed preventative maintenance on 2 AC systems. (Extension unit/Air handler/Just AC) Customer replaced 20x25x1 air filter prior to us coming out. Performed preventative maintenance for heat pump system. This was an air conditioning maintenance for a heat pump system. Replaced the customer supplied air filter (20x20x1). Inspected all the electrical components. Confirmed proper high and low voltages. Tested the temperature split between the supply and return. System is operating at a 20° differential at a current temperature of 70°. Inspected the gravity drain for any blockage. Found some debris in the drain and was able to pick it out of the clean out tee. Tested the amp draw of the blower, compressor and fan motor. All were operating within the manufacturer specs. The pipe the customer had concerns about is a partially rusted supply duct. This is partially rusted due to the water shut off valve for the outdoor hose hook up. The packing nut on the valve just needs to be tightened. I also found a water regulator with a minor leak. Performed preventative maintenance for a arcoaire heat pump. The evaporator coil’s are clean and in good condition. Tested the drain pan and drain line with several bottles of water to ensure that there are no leaks or clogs. The homeowner stated that he noticed some water leaking out of the bottom of the system. Upon inspection I found that the drain pan for the evaporator coil’s only goes around the edges of the coil and isn’t a full pan. I believe this is just a design flaw by the manufacturer. See photos for reference. Homeowner recently replaced the air filter size 20x20x4 Merv12. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. The blower motor amp draw is 3.9. The temperature split is at a 19. The condenser coil’s are clean and in good condition. The condenser amp draws are .72 for the fan and 15.1 for the compressor. The refrigerant pressures are 126/285. These are normal

Preventative maintenance check up on Lennox HVAC system for heating season. Tested drains and replaced customer supplied air filter (18x20x1), inspected indoor and outdoor coils. Tested voltage and amperage readings on all components. Confirmed proper high and low voltages. Tested the electric heat kit for proper heating. System is operating properly and ready for the season.

Removed a defective Lennox 18 SEER outdoor heat pump and installed gratis unit from Lennox. Installed unit per proper refrigeration practices. Tested unit first in air conditioning mode and recorded 10 degrees of subcooling and 14 degrees of superheat. Turned unit on for heat and verified that unit is operating properly. Old unit will be returned to our office and we will return the old unit to Lennox.

Return visit with Lennox field representative to access issues with high efficiency Lennox outdoor heat pump. Performed different diagnostic testing and determined the compressor is not pumping. There may also be an issue with the expansion valve based on previously stored diagnostic codes. Based on these “major†failures with a new piece of equipment, Lennox is going to follow up with us to let us know what the next step is. Follow up visit following diagnostic work performed by Paul T. Went through necessary diagnostic steps under the guidance of Lennox field supervisor. Determined that the unitary/modulating control board must be replaced first in order to complete further diagnostic work. During the follow up visit, we are going to try and coordinate for Lennox field representative to be on site due to previous issues with this system. See estimates for follow up details.

Came out today for a heat pump not operating properly. I called for heat and noticed that the suction line is ice cold. I went to the condenser and saw an error code 429-inverter has detected a dc link low voltage condition. If this occurs 10 times during a one hour period, the outdoor unit is locked out. I then cut all power to the system to try and reset the system. I turned the system back on and got the same results. I then reached out to PA and he gave me some other trouble shooting ideas. I went through trouble shooting with PA with no success. I then tried to run the AC to get a superheat and subcool reading but the system would not run. PA will return to do further diagnosis.
