Installed new Aprilaire power fan humidifier. Added new 1/4 inch hot water line and 120 volt receptacle to power humidifier. Added new custom overflow safety pan with float switch under humidifier in case of a leak because system is located on second floor. Ran new 3/4 inch pvc drain line that is also tied in with a drain from the new overflow safety pan. Noticed that ST 5 expansion tank on water heater had failed. Replaced with new ST 5 expansion tank and properly braced tank up incase of failure in the future. Tested and cycled humidifier and it is operating properly at this time.

Did a maintenance on a duel fuel system. Did a combustion test the ppm was 34 and the o2 was 11. Cleaned the flame sensor did a amp check on the blower motor and inducer motor. Both are in range. Also checked temperature an pressures on the heat pump and did a amp check on the fan motor and compressor. Cleaned drain the the high efficiency furnace. Performed preventative maintenance for a dual fuel system. Home contains a heat pump with a high efficiency propane fueled furnace. Inspected all the electrical components. Confirmed proper high and low voltages. Customer replaces the Merv 11 16x25x5 air filter and power humidifier water panel. Cleaned the burners, flame sensor and burner compartment. Performed a combustion analysis on the furnace. System is operating at 95% efficiency with a CO level of 10ppm. Tested the heat pump and it had a temperature difference of 31°. Last time I was out here customer had a gas issue that has seemed to be resolved by the gas company replacing the gas meter. Tested the amp draw for thr blower, inducer, compressor and fan motor. All were operating within the manufacturer specifications. System is operating properly at this time.

Did a maintenance on a dual fuel system during the maintenance I checked the heat pump outside I put my gauges on and the temperatures and pressures of the refrigerant were in range of the unit. And on the inside of the furnace I clean the flame sensor I cleaned out the burner box and the blower motor housing. Also clean the flame sensor did a combustion test which checks out. Upon arriving to the house the customer called in saying she had water and the unit was not working so I dried the wet switch and the system kicked right on and the customer had already cleaned up the water. Somehow the high-efficiency drain on the furnace came out of the PVC pipe that drains to the sink. So to prevent that from happening again I put a clamp on to the PVC drain. System is operating properly at this time the furnace and the heat pump.M#59SC2D100E211120 s#0920A57636

Installed new Goodman equipment. Project included new condenser pad with heat pump risers. Installed new high voltage disconnect box with new high voltage wire. Ran new copper refrigerant lines. Adapted to supply, installed new return box with new return drop. With 16x20x1 filter. Ran new drain lines adapted to high voltage and low voltage. With 9.5 kw heat kit. Reused thermostat. System is tested and working properly at this time.

Came out today for a York rtu leaking. Upon inspection I found that the system was leaking in the drop ceiling next to the return duct. I opened the return ducts and found two 20x20x1 air filters severely clogged. I replaced the filters and made my way to the roof. The system was operating when I got up there. I opened the panels and attached my gauges. This is a York package rooftop unit model #D3cg072n09925a, serial #N0h6785693. The system seemed to be extremely low on R-22 refrigerant. Low side pressure was at 65. The amp draw for the compressor is at 22. The system is rated for 18 amps. The fan seized up before I had a chance to take an amp draw. The system is 18 years old and the refrigerant is low, the fan motor seized and the compressor is pulling a high amp draw. With all these issues combined my recommendation is to update the system to one that utilizes 410-a refrigerant. Bill out per office.

Say goodbye to odors from cooking, pets, dirty socks, diaper pails, and musty rooms. 6/15/22-PT- installed a new Reme halo uv light system. Model# Reme-h, serial #u3wrhl447. Mounted the Reme halo above the evaporator coil’s and connected all the proper wiring. Tested the system to ensure proper operation. The system is operating properly at this time.

We will need 3 new taco 007 circulator pumps, (1) 1 1/4 inch spiro vent. Pro press auto fill, extrol #30 expansion tank, isolation valves for supply and return. Existing taco 4 zone control is still good to use and doesn’t need to be replaced. We will be running exhaust venting out of base on the foundation wall near the electrical panel. Approximately 20ft of 3 inch pvc pipe will be needed with approximately (4) 3 inch 90 elbows. Gas line is located right at existing boiler. Will need 6 inch cap for chimney. New condensing combi boiler will gravity drain approximately 15 ft into sump pump. We will need to rebuild purge setup on return side of boiler for bleeding air out of baseboard loops.

Came out to diagnose a water heater the customer has been have leaking issues. Upon arrival we discovered that the customer has an indirect water tank connected to a boiler system. The customer has been putting towels to dry up the water, leak is not severe at this point , the customer still has hot water but will be needing to replace tank in the near future. We are collecting a $175 diagnostic fee. Customer still has hot water at this time. See sold estimates for more details quote for tank will depend on price and availability.

Performed preventative maintenance on Carrier AC system. Customer replaced Aprilaire 413 (16x25x4) filter a month prior to us coming out, filter is still good. Tested evaporator coil pan and drain line for proper drainage. Temperature split is at 20° with a supply air temperature of 46°. Refrigerant pressures: Low side- 96 psi High side- 180 psi , these refrigerant pressures are accurate for the outdoor temperature today of 60°. Unit has a sub cool of 11. Compressor- 8.8 RLA Condenser fan motor- 0.8 FLA These readings are both within the proper amperage rating for this unit. System is operating properly at this time and is ready for the Season.

Returned to replace the relief valve that still had a slow drip. Drained the tank low enough to remove old relief valve. Installed the new relief valve. Filled the tank back up to full and purged the air from the pipes. Turned the heat back on so that it gets back to customer preferred water temperature. Made sure the new valve wasn’t leak. Removed the water from the overflow pan. Water heater is operating properly with no leaks at this time.

Came out to inspect the water heater that was leaking from the relief valve. Found a slow leak at the relief valve that was leaving water in the pan. Open and closed the valve a few times to try to reseal it. Valve seems to be holding but I old the customer to watch it overnight being the pvc pipe and valve have residual water dripping. By the morning the dripping should have stopped or the valve is still leaking attached will be a quote for relief valve replacement for a Bradford white power vent water heater. Water heater is operating properly at this time. Customer will also be calling us out when he returns from vacation to have us inspect his carrier system in his new home. He wants to make sure everything is operating as it should.

Customer called due to the propane bill was way over the norm. Customer didn't believe the system was operating out of the ordinary but wanted it checked. This is a Carrier dual fuel system with a heat pump for standard heat and a high efficiency furnace that runs on propane for emergency/aux heat. Tested the operation of the system and found no abnormalities at all. Also performed a gas leak inspection with my electronic gas leak detector for propane. Found no leaks in the utility room where the furnace and water heater are. This looks to be a gas leak from somewhere in or outside the home. The recorded gas usage does not correlate with with the current operation of the system. The customer keeps his heat no higher than 68°. Even if the heat pump failed or was disabled it is no probably for a system to use that much fuel unless the thermostat was set to max temperature of 85°. Customer should follow up with gas company to inspect gas meter as well as a leak detection of gas piping.
