We asked Chud to allow us to replace the patio where this equipment will sit when they installed the rest of our new system. Very supportive and came back yesterday to finish the work. Performed preventative maintenance for a Trane AC system. Serial #21446KJ45F model #4TTR6030J1000AB. Upon arrival the system was calling for heat. I ended the call for heat and let the system rest while I inspected the internal components. The evaporator coil is clean and in good condition. Tested the drain pan, drain line and condensate pump with several bottles of water to ensure that there are no leaks or clogs. I inspected all electrical connections to ensure that they are secure and in good condition. The 16x25x4 air filter gets changed by the homeowner. I re attached the access panels and called for ac. The condenser amp draws are .48 for the fan and 4.13 for the compressor and the is a 20° temperature split for the system. The system is operating properly at this time. No charge FWI

Customer's dryer was no longer drying out clothes effectively. They had checked the dryer vent everywhere they were able but unable to find a clog. Performed full dryer vent cleaning and ran a test cycle through the dryer to make sure that things were now working.

Performed preventative maintenance on a Lennox furnace. Upon arrival I watched system cycle on with a call for heat. I took a combustion analysis test and got the following results: O2 is 5.9% and the CO is 4ppm. While system ran, checked amps on the inducer motor and blower motor and both are in good range. I checked and cleaned flame sensor of any carbon build up. Checked all vinyl tubing to ensure no clogs or leaks in the system. Checked operation of condensate pump. Checked all electrical components to ensure the connections are good and tight. Checked the drain lines to ensure no clogs. Changed filter sized 16x25x5. Watched system cycle off when set temperature was reached. Returned thermostat to homeowners desired temperature. Removed and cleaned carbon off of the flame sensor and cleaned out the burners and burner box. Checked the pressure switch for clogs and replaced the air filter size 20x25x5. Checked all electrical connections to ensure that they are secure and in good condition. Tested the drain line for leaks and clogs. I powered the system back up and called for heat. I took a combustion analysis test and received the following readings, o2 is at 12.6% and the co levels are 2ppm. The inducer motor amp draw is at .22 and the blower motor amp draw is at 3.62. The supply temp is at 116°f. The system is operating properly at this time.

Removed and cleaned carbon off of the flame sensor and cleaned out the burners and burner box. Replaced the Merv 11 air filter size 16x25x5. Checked to ensure that the pressure switch has no clogs. Checked all electrical connections to ensure that they are secure and in good condition. Performed humidifier service for a healthy climate humidifier. Removed and replaced the old #35 water pane and installed a new one. Cleaned out the housing and drain. Tested the drain line and condensate pump with several bottles of water to to ensure that there are no leaks or clogs. I powered the system back up and called for heat. Took a combustion analysis test and received the following readings, o2 is at 10.5% and the co levels are 9 ppm. The inducer motor amp draw and blower motor amp draw are both within normal range. Came out today for a leaking hot water heater. Upon inspection there was no water on the floor or around the hot water heater. The insulation at the top and bottom of the system are both dry. There is also no signs of water in the drain pan for the hot water heater. It is possible that the water came from the relief valve but there are no signs of water there as well. The hot is from 2018 but was not installed by chud. The homeowner will assess the system for the next couple days. I will leave the homeowner with a replacement quote.

Install new 15KW heat pack and two contractors to ensure the heating side of the heat pump stays operational. Checked refrigerant pressures. Pressures are good. Customer will need to upsize cutler hammer breaker to accommodate 85 total amps for air handler. Currently has only 60 amp breaker in place. Customer stated they would have an electrician replace this breaker. Ac works and heat works. Will need to upsize breaker to use emergency heat.

On arrival tested the “twinned” furnaces which act as (1) heating system. The secondary furnace blower comes on, however inducer, burners do not. Someone has a current sensing relay in place that energizes the 2nd furnace blower. It’s likely that another contractor wired the units in series to only energize the 2nd furnace on 2nd stage heat, even though the boards have no “W2” terminal. After ruling out the relay as being defective this information was found. Per Lennox it was recommended to leave the gas off to the 2nd furnace because a failure could cause the 2nd gas valve to stick open even with no call for heat. At this time the house has heat and may have been operating this way for several heating seasons. We will not do any further diagnostic work until a Lennox representative provides a proper wiring schematic. All new low voltage wiring may be needed if that’s the case due to numerous splices. Performed preventative maintenance for main heater system. Replaced standard 1 inch air filter (16x25x1) customer supplied. Inspected blower motor and controls. Confirmed proper high and low voltages. Cleaned out burner box, burners and flame sensor. Performed a combustion test on the furnace. System is operating at 93% efficiency with a CO level of 19ppm. Inspected all the high-efficiency tubing to collector box and pressure switches for any clogs. Found all tubing to be clear and all components operating properly. Inspected the drain line to condensate pump for blockage. No blockage in drain line and pump is functioning as it should. System operating properly at this time. Customer opted to not have PM done on the second unit for the back room since they don’t use it much and they wash the reusable air filter.

Completed duct cleaning and sanitizing. Installed Reme halo uv light in plenum. Completed pm on ac and cleared clogged drain. Discovered that breaker for heating portion (heat pack) is tripped and will not reset. Also had to seal major leak on return side of system. Cycled and tested, ac portion of system working properly at this time. Customer has expansion tank on water heater that has failed and causing stress on fitting holding it up. Recommended customer have this replaced immediately.

Completed 75 gallon Bradford white hot water heater installation. Adapted to existing plumbing and venting. Replaced expansion tank. Customer already had available receptacle to plug water heater into from previous water heater. Bled air out of all lines in house. Cycled and tested, discovered upon heating of water heater customer has unusually high water pressure which cause pressure relief to drip water. Water pressure was over 150psi at water heater, recommended customer keep water heater at a lower temperature and call a plumber.

Inspected all electrical components. Tested the amp draw from the blower, compressor and fan motor. All are operating within the manufacturer spec. Confirmed proper high and low voltages. Tested the temperature split between the supply and return. System is operating with a 20° differential on a 72° day. Inspected the gravity drain to the condensate pump for any restrictions. Found no drain blockages at this time and the pump is operating as it should. Inspected all components within the condensing unit. System is operating properly at this time.

Tested the temperature split between the supply and return. System is operating at a 20° differential on a 70° day. Replaced the air filter with a standard 16x25x1. Customer will be ordering more Merv 16’s. Filter was replaced in October 2021. The filter would no longer allow airflow through it. That’s approximately 6 months on a filter that should last 12 months. Recommend a whole house duct cleaning to improve air quality, system efficiency and longevity of the air fliters. Attached will be a quote for the cleaning since customer is not home. Spoke to Neil about it when he saw the condition of the filter. Tested the amp draw of the blower, compressor and fan motor.
